Southside Auction Company has an excellent reputation for selling real estate. Our company works with licensed real estate sales associates who are also experienced auctioneers. 

Why Should I sell my Real Estate at Auction?

There are a variety of reasons why you should sell your real estate at auction. Based on our past experience with clients who have sold their properties through our public auctions, there seem to be 3 major factors that contributed to their decisions to have their properties sold at public auction:

(1) The property is sold in "AS IS" condition with no contingencies allowed for the condition of the property or for the buyer's ability to obtain financing.
(This means that the seller is not responsible for repairs, improvement, renovation, etc. prior to the offering of sale. It is the sole responsibility of the buyer to inspect the property to be sold and determine the value and cost of improvement prior to bidding)


(2) High bidders are required to put down an earnest money of 10% of the sales price on auction day and the balance and closing costs are due within 30 days.
(this encourages serious bidders only!)

(3) Trustees and sellers will have the right to accept or reject the high bid.
(If the seller does not approve of the highest bid, they do not have to accept it!)

As a result of a corporate decision by Southside Auction Co., we will no longer be using Keller Williams Realty as our real estate broker or Jay Litchfield (a licensed Keller Williams sales associate) as our real estate auctioneer. We appreciate the service that Keller Williams and Mr. Litchfield have provided us in the past. In order to accomodate our company's specific needs and the specific needs of our customers, we have selected Smith and Smith, Realtors as our new real estate broker and transferred our Oklahoma real estate license to Smith and Smith, Realtors. 

As of May, 2007, Southside Auction Co. will be using Smith & Smith, Realtors of Tulsa, Oklahoma as our real estate broker and Beau Williams (a licensed Smith and Smith, Realtors sales associate) as our real estate auctioneer. Our company has known Beau Williams, Jim Smith and Sunny Smith for many years. We have full confidence in Smith and Smith, Realtors as a professional and well-experienced realty company. Jim Smith has been a licensed real estate broker since 1988. Beau Williams is an experienced auctioneer with 40+ years in the auction industry and has been a licensed real estate sales associate with Smith and Smith, Realtors for many years. Together, Smith and Smith, Realtors and Beau Williams have sold many fine homes in Tulsa and the surrounding area. Like our family, the Smiths and Beau Williams are native Tulsans who are rooted in Tulsa and are familiar with this city, its residents and the surrounding areas!

Currently, Smith and Smith, Realtors are in the process of re-designing their website and revising their terms of sale for real estate auctions. HELLO AND WELCOME!

The real estate team of Jim and Sunny Smith would like to welcome you and take this opportunity to share a little about themselves. Together, they have over 20 years experience in guiding both home sellers and home buyers.

Both Jim and Sunny are native Tulsans. Each have lived, attended school and worked in the community for over 50 years. Their love for Tulsa is apparent with their vast collection of Tulsa memorabilia displayed at their office. Having raised their families in Tulsa they know the importance of home and the role the community makes in your everyday life. Using this knowledge is a key to their success in helping fellow Tulsans with their Real Estate needs.

Jim attended Webster High School and the University of Tulsa, graduating with a degree in accounting. After working for Skelly Oil Co. for twenty years, Jim made a career change to Real Estate in 1985. His clientele has ranged from first time home buyers to multi-unit investors. Jim Smith has been a full-time Real Estate broker since 1988.

Sunny attended Central High School, Tulsa Junior College and the University Center at Tulsa majoring in both Sociology and Business Administration. Working for a non-profit agency for thirteen years as an Outreach Counselor she helped seniors search for housing alternatives. Sunny made the career change to Real Estate in 2003.

Now, working together, Jim and Sunny are a unique team with diverse experience. They look forward to working with you.

Any costs incurred by the buyer to obtain financing will be the sole responsibility of the buyer.
